Gaining Approval to Build


Given the high degree of complexity of both houses, the working drawings took some time. Dimensions and tolerances were critical (every inch of space counts on a tight site). The specifications run to about 40 pages and precisely describe the standard, quality and details of the project in words, in conjunction with the working drawings. Technical information from diverse sources, including the solar hot water firm and the 'smart wiring' suppliers, was included in the drawings and the specifications, as well as structural information from the engineer, all of which were extensively cross referenced.

Dealing with the stormwater run off was tricky. There is very little fall on site and the roof and gutter falls were also restrictive. It was impossible at this stage to determine where the pipe that discharged into the street gutter was actually originating.

Stair layouts also proved to be problematic. Adjustments were made and the 1:20 scale drawings completed. An energy rating assessment achieved 5 stars. Both sets of working drawings were reviewed and cross referenced a number of times, especially in relation to the shared party wall.
