From time to time, Archicentre
will find a rundown property and then with the help of an
award-winning architect, set about reviving it. The Terraces
is one such project, with a difference. Instead of finding
one property, Archicentre has found two (mirror-images of
each other) in the inner Melbourne suburb of Carlton , very
similar to those found in almost any older Australian city.
The Terraces matched everything Archicentre
had on its wish list. Great location, convenient to public
transport and local amenities (shops and parks) and both
have north-facing back gardens, which is the ideal aspect
for the midday sun.
However, a local heritage overlay listing
meant the original terrace character must be preserved, while
a pre-purchase inspection discovered the two properties riddled
with severe health and safety risks (rising damp, illegal
building and plumbing, cracking, electrical faults, etc.).
This information helped Archicentre work out a preliminary
plan and budget. The team then went to the auction and made
a successful bid.
