When building or renovating your own home, you’ll be investing significant money, time and energy into an extremely complex project. Every stage of the project from the contract to the completion of the actual works needs to be checked before you hand over your money to a builder or tradesman to make sure that you are getting what you are paying for.
Depending on your arrangements, you may need to pay your builder or sub-contractors progressively or at the end of specific phases of their work. You will then need to determine if the works undertaken to that stage are complete and meet appropriate standards BEFORE you pay or you may end up with a substandard job or even bigger issues later on.
So if you are not a building expert then you will need one on your side to ensure that you get what you are paying for and that you do not end up in costly, time consuming and stressful building disputes or rectification works.
It all starts with the construction documents - you need to be absolutely certain that the building plans are consistent with the specifications and all statutory approvals.
The construction documents, associated plans and specifications are highly technical and complex but are often misunderstood or overlooked in the excitement to get the project started. A builder will usually use a contract drawn up to protect his or her interests. It may come from a builder’s association or similar. You need to make sure that your interests are protected as well.
A simple error in the specification or plans, may lead to tens or even hundreds of thousands of dollars in extra costs, stress, and time that may potentially escalate into a building dispute with your, designer, builder, draftsman or other sub-contractors.
