Before construction can begin, the client must sign a contract
with the builder. This contract will outline the anticipated
schedule for the various stages in the project as well as
the schedule for payments being made to the builder at the
completion of each stage of the project.
As we have engaged the Architect to provide a complete
service it is their job to see that the builder completes
their obligations in terms of fulfilling the contract.
It is important from the start of the project that the
client does not interfere with this process by speaking directly
to the builder without the architect present in relationship
to issues covered in the contract. The architect should be
referred to by builder and client alike so the process flows
smoothly with clear lines of communication.
The contract we used with the builder was the Australian
Building Industry Contract, which was developed by the Royal
Australian Institute of Architects and the Master Builders
Association.
