8 Construction Certificate |
|
|
Once the Development Application has been approved and
before construction can commence a Construction Certificate
(CC) must be given.
But before the CC can be issued, the builder selected must
apply for Home Warranty Insurance for the project, as this
requirement forms part of the CC and the requisite builders
licence details.
The Construction Certificate provides the Council with
even more detailed information than was in the original Development
Application about the actual structure, materials and finishes
that will be used. Its purpose is to verify that the relevant
matters specified in the development consent and all applicable
legislation has been met.
Home Warranty Insurance provides cover for the client for
a maximum value of $200,000 if the builder dies, disappears
or becomes insolvent during the contract period leaving the
construction incomplete.
Construction Certificates take any where from a few days
to several weeks to be processed by councils in the case
of Mosman Council it took two days.
To ensure a CC is processed quickly, you will be required
to adhere to all Council conditions and ensure that your
fees, insurance and documents are paid and in the appropriate
format.
A CC can be issued either by Council or by an accredited
certifier. To find a list of accredited certifiers in NSW,
visit www.dipnr.nsw.gov.au .
Once the CC has been issued, your project
can then begin
construction.
