 Historic Terraces Renovation Begins .

The renovation of two historic terrace properties in Carlton is well underway as part of a demonstration Year of the Built Environment project.

    Mr David Hallett, State Manager Victoria of Archicentre said, "The project will see only the facades and front two rooms of the original structures kept with extensive rebuilding at the rear creating two contemporary two storey townhouses."

    The Terraces project takes two identical buildings and will create two entirely different modern terraces using the skills and expertise of individual architects and builders.

    Mr Hallett said, "The Terraces were small properties and in meeting the challenges of the limited site, the integration of best practice energy and water saving measures and the heritage controls, the architects Chris McSteen and Terence Nott have had to be extremely creative in their approach to space."

    "The fact that we have two separate builders also requires considerable communication as both houses are attached and often in normal situations disputes can arise over party walls."

    Mr Hallett said that Archicentre has also undertaken status reports on the condition of both houses either side of the development providing an accurate basis for discussion if any damage occurs during construction.

    "This is a big advantage for neighbouring property owners who have a clear written record of the state of their property before construction begins. It also enables clients to fend off any spurious claims."

    Last year, Archicentre dealt with a number of cases of damage caused to houses by next door developments and infrastructure works.

    According to David Hallett, "The Terraces project will now enter into its major construction period with the pouring of the footings within the next two weeks and frame work commencing almost immediately."

    Archicentre will soon release The Terraces Live Eye web-cam which enables people with internet access to view progress from the Archicentre website www.archicentre.com.au
