The use of foil insulation over ceiling joists or beneath rafters in homes can conceal structural faults and make it almost impossible for inspectors to find potential electrical, plumbing or termite problems Archicentre, the building advisory service of the Australian Institute of Architects said today.

David Hallett, Victorian State Manager of Archicentre said foil insulation has made a major contribution to energy efficiency in the construction of new homes being applied to roofs under tiles or metal roofs during the building process. "However, retro-fitting it inside existing homes creates a major access issue to locate, inspect and repair faults in the roof cavities as well as some safety issues which have resulted in deaths of installers and a number of 'live' roofs." Mr Hallett said it is vital that home owners fully understood the implications of lining roof spaces with foil and removing the ability to inspect for potential wiring, plumbing, air conditioning, structural or termite problems.
Archicentre supports the use of insulation of all homes to save energy and improve lifestyle however there is an over-riding need to ensure it is done safely, the products are of appropriate standards and are installed correctly.
