About the Pre-Purchase Inspections
A thorough, 300 point inspection by a
specially trained architect. This service will take the architect
around the ground, under the floor, into the roof and all through
the house. All in the name of comprehensiveness. The architect
will also comment on the potential for improvement.
Q. What is Inspected ?
A. Archicentre architects inspect 300 checkpoints. Among
them are the upstairs, downstairs, inside, outside, sub-floor,
roof-space, verandah, en suite, floors, walls, ceiling, plus everything
in between including, but not limited to lighting, electrical,
dampness, doors, guttering, framing, heating, bath, stove, sink,
balcony, balustrade, and much, much more.
Q. What about Illegal building?
A. The architect will report any feature that does not
comply with current regulations and then offer a safe, acceptable
alternative.
Q. Do I need to be on site during the inspection
?
A. No you don’t. Actually we prefer you to wait
for the same-day, verbal report by telephone. This way the architect
can work on site free from distraction.
Q. If we purchase a home based on the report
and then find a problem what guarantees does Archicentre provide.
A. The Pre-purchase inspection includes a free 12 month
structural guarantee. This means if the inspection report finds
no serious structural defects, then Archicentre will guarantee
your home against them for the next 12 months at a value of $10,000.

Blue Ribbon Home Report
This report works as both certification and
a valuable marketing tool. Owner builders wishing to sell within
6 ½ - 7 years are required by law to carry out an inspection.
The Archicentre Blue Ribbon Report provides this requirement and
if no serious defects are found, vendors receive a blue ribbon
certificate to be displayed on all sales literature and signage.
