In most States, a builder is required to provide Builders Home Warranty Insurance to the property owner prior to entering into a building contract. In theory this is to protect the owner against incomplete or defective work (read more about Home Owners Warranty here).
An owner builder does not require this insurance for renovation or new building work unless they intend to sell the property within 7 years after its completion (regulations vary by State, check with your State building authority).
To get the mandatory Home Warranty Insurance you will first need to have an Inspection and report on the new works.
